THE DIRECT ANSWER

MoldHawk’s published packages start at $349 for Focused, $449 for Standard and $599 for Expanded. Those are defined inspection scopes with standard laboratory sample allowances, not a universal price for every property.

Compare the scope before the price

Focused covers one concern area with up to two standard samples when justified. Standard covers accessible interiors up to 2,000 square feet, with up to two concern areas and up to three samples. Expanded covers accessible interiors up to 3,000 square feet, with up to five samples and a report review call.

Each option combines accessible visual observations, moisture investigation, photographs and written findings. The laboratory results for collected samples belong to that investigation. A larger allowance is useful only when the specimens answer relevant questions; it is not a reason to collect unnecessary samples.

What counts toward the sample allowance?

An outdoor comparison specimen counts toward the allowance. Before the visit, ask how the planned locations relate to your concern and whether an air sample, surface specimen or another method is appropriate.

For example, a two-sample allowance does not automatically mean two indoor rooms plus a free outdoor specimen. Confirm the collection plan rather than dividing the package price by a room count. This planning example is not a prescription for your property.

What can change the total?

Additional standard samples are published at $75 each, subject to laboratory-cost confirmation and your approval. Specialty testing, commercial buildings, larger or complex properties, additional buildings and crawlspaces require a separate scope and quote.

Ask for the agreed total and any optional work in writing before payment. Confirm whether travel is included for your address. Cleanup and repairs are outside the inspection scope, so comparing an inspection quote with a remediation quote will not be a like-for-like comparison.

Timing is a separate question

An available inspection window does not tell you when a laboratory report will be released. Confirm the visit, analysis and report-delivery arrangements separately, especially if a property transaction or repair decision has a deadline.

EPA notes that visible growth often does not require sampling. A useful first question is what testing would help establish in your situation. The right scope starts with the decision you need to make.

BEFORE YOU MOVE FORWARD
